Step-by-Step Conveyancing Timeline
1. Instruct your solicitor - As soon as you decide to sell, appoint a solicitor and complete their onboarding process. 
2. Complete the property information forms - These include the TA6, TA10 and leasehold-specific forms if applicable. 
3. Prepare documentation - Your solicitor will collect title deeds, EPC, lease details and other relevant paperwork. 
4. Draft contract sent to buyer’s solicitor - This includes all legal details and forms the basis of the legal transfer.
5. Enquiries raised - The buyer’s solicitor will raise enquiries, often based on the contract, searches or survey. 
6. Negotiations & replies - Your solicitor responds to enquiries and negotiates with the buyer’s side if needed. 
7. Exchange of contracts - Once both sides agree and are ready, contracts are formally exchanged and a deposit is paid. 
8. Completion - Usually 1–2 weeks after exchange. Ownership transfers officially, keys are handed over, and funds are released.
